Who we are
Strata Match is operated by Local Pixel Inc., a BC company. In this policy, "we", "us", and "Strata Match" all refer to the same entity. Our mailing address and contact details are in the Contact section at the bottom.
What we collect
When you submit an intake form on /match/crisis, /match/switch, or /match/first-time, we collect:
- Building details — type, number of units, city, optional current fee per unit, and your current management company if provided.
- Your situation — the frustrations or circumstances you chose, and any free-text context you typed.
- Contact — name, email, optional phone, and your role on council.
- Technical data — a hashed version of your IP address, your browser's user-agent, and the referring page. We use a one-way hash so the raw IP is never stored.
We also use basic analytics (pageviews, clicks) via PostHog. PostHog is configured to respect Do-Not-Track and to avoid collecting personally identifying information.
Why we collect it
One purpose: to hand-match your building to 2–3 BC strata firms that actually fit. The building details determine which firms are a fit; the contact info lets us and matched firms reach you. The technical data helps us spot abuse (e.g. bot submissions) and improve the service.
Who we share it with
We use your submission to identify and shortlist strata management firms that may fit your building. No firm receives your contact information unless you approve the introduction. You can withdraw that approval later; we'll stop future firm contact requests from our side.
We never sell your information. We don't share it with advertisers. Matched firms receive a summary (building profile, reason for switching, your contact details) and nothing more.
We use a small number of service providers to operate the site:
- Cloudflare — hosting, email delivery, and DDoS protection.
- PostHog — privacy-respecting product analytics.
- Google Maps — the company directory map view (your IP may be sent to Google to render tiles).
How long we keep it
Intake submissions are retained for two years, then deleted. Analytics events are retained for twelve months. Hashed IPs and user-agents are retained for ninety days for abuse detection.
Your rights under PIPEDA
BC is covered by the federal Personal Information Protection and Electronic Documents Act (PIPEDA). You have the right to:
- Access the information we hold about you.
- Correct information that's wrong or incomplete.
- Request deletion — and we'll delete it unless we're legally required to keep it.
- Withdraw consent for matched firms to contact you, even after you've already consented.

Security
Submissions travel over HTTPS. Stored data lives in Cloudflare D1 (managed SQL) and R2 (object storage), both encrypted at rest. Access is restricted to the Strata Match operator. We don't guarantee absolute security — nobody can — but we don't take shortcuts.
Cookies
We use a minimal set of cookies: a session cookie for the admin area and whatever PostHog requires for its analytics. No third-party advertising cookies, no cross-site trackers.
Children
Strata Match isn't directed at anyone under 18. If you're a strata council member you're an adult by definition, so this section is mostly for completeness.
Changes to this policy
If we change this policy, we'll update the date at the top. Material changes get a note on the homepage for at least 30 days. If a change affects how we use data you've already given us, we'll email you before it takes effect.
