What Strata Match is
Strata Match is a matching service. We take a BC strata council's intake (building profile + situation) and hand-curate a short list of 2–3 BC-licensed strata management firms that fit. We're not a management company, a broker, a consultancy, or a regulator. We don't manage your strata, and we don't represent either side of a management contract.
What Strata Match isn't
We are not giving you legal, financial, or fiduciary advice. The match and any surrounding commentary (fee benchmarks, blog articles, guides, the calculator) are information, not advice. When you make an actual decision about hiring or firing a strata management firm, get your own counsel. Your fiduciary duty to your owners doesn't transfer to us.
Free to councils
Using Strata Match is free for strata councils, and always will be. No ads, no sponsored placements, no pay-to-rank. We never accept payment from firms in exchange for a better match, and the match order isn't influenced by commercial arrangements.
How we're paid
Participating strata management firms pay us a flat referral fee when one of our matches becomes a signed client. This doesn't influence which firms we match — we match for fit, and the fee is the same regardless of firm. If a firm declines to participate in our fee model, we still may list them in the public directory, we just can't introduce councils to them through the matching service.
No guarantees
We do our best to make the match tight, but a match isn't a contract. Every firm we recommend decides for itself whether to take your building as a client, at what fee, and on what terms. We can't guarantee a firm will accept you, won't change its terms, or will perform as you'd hoped. We can guarantee we picked the firms in good faith based on the criteria you gave us and the public information we have about them.
The directory
Our public directory at /companies is assembled from BCFSA, PAMA, SPABC, and StrataWatch. Inclusion in the directory is not an endorsement. Exclusion isn't a judgment either — we sometimes remove firms with unresolved regulatory issues, but we also just miss some. If you believe a firm should or shouldn't be listed, email us.
Your submission, your data
You own what you submit. By submitting, you grant us a license to use the information to operate the matching service, share it with the firms we match you to (with your consent), and keep an anonymized record for quality improvement. Full handling is in the Privacy Policy.
Acceptable use
Don't submit false information, don't submit on behalf of a building you don't actually represent, don't scrape or automate submissions, and don't use Strata Match to spam firms. If you do, we'll disqualify future submissions and may share the pattern with the firms affected.
Third-party content
Strata Match links to BC government, BCFSA, CHOA, and other external resources. Those are their policies, not ours. We're not responsible for what lives at the other end of those links.
Warranties and liability
The service is provided "as is" without warranty. To the extent permitted by law, our total liability for any claim arising from use of Strata Match is limited to a cap of CA$100. We're a small operation and can't underwrite strata governance decisions at scale.
Changes
We may update these terms. If we change them materially, we'll update the date at the top and post a note on the homepage for 30 days. Continued use after a change means you've accepted the new version.
Venue
These terms are governed by the laws of the Province of British Columbia and the federal laws of Canada applicable in BC. Any dispute gets resolved in the courts of British Columbia.
